Sanibel Island Captiva Island Real Estate

Sanibel Island & Captiva Island Real Estate Information

A true Florida treasure, Sanibel Island Real Estate and Captiva Island Real Estate features homes, which are home to miles of sugar sand shell filled beaches, unique native wildlife and sea life. The residents of Sanibel Island are passionate about “keeping Sanibel… Sanibel.” This means allowing Sanibel Island to thrive naturally.

In fact, in 1963, when the Sanibel Bridge was built connecting the island to the mainland, unprecedented commercial and residential Sanibel Island real estate growth began to encroach upon the island so loved by the residents. As part of Lee County, Sanibel was subject to the zoning ordinances for the county and was zoned to allow a population of 90,000 people within its 17.21 square miles of land. Wetlands would be turned into golf courses and the dunes would be replaced by high-rise condominiums. The quaint, natural feel could have been replaced by a cement city…

Residents did not sit back and let their beloved island get eaten up by cement. In 1974, residents of the island voted to become an incorporated city. Two years later, the city adopted an innovative comprehensive plan, entitled The Sanibel Plan, which utilized an extensive environmental inventory of the island as a basis for all land use planning decisions. Due to the residents’ tenacity and endeavoring, over 60% of Sanibel Island is now a protected conservation preserve, which means there is limited availability for new Sanibel Island real estate. And limited availability typically means that Sanibel Island real estate value remains strong.

In 2000, the median value of a Sanibel Island home was approximately $385,000. In 2011, the median home value was almost $515,000. Clearly, Sanibel Island real estate has a lot to offer  – especially when the median real estate value for a home in Florida is $150,000.

Captiva Island, sometimes referred to as “Sanibel’s Little Sister” has a plethora of truly spectacular estate homes sitting nestled on the crystal clear waters of the Gulf of Mexico.  The most expansive single-family properties are often found on Captiva’s Gold Coast — boasting incredible residential homes with unparalleled access to the Gulf of Mexico and Captiva’s sugar sand beaches.
